Metro Line 5 trials between Thane and Bhiwandi are about to begin. What the 11.9 km line means for Thane owners, buyers and tenants before it opens.

If you live in Thane, or own a flat there and rent it out, you already know the road to Bhiwandi. It is the stretch where a short distance can eat most of an hour at peak time. So when a new metro line gets its first train and a trial date, it matters to real people: the commuter in a shared auto, the tenant choosing where to live, and the owner deciding what rent to ask.
That is where Mumbai Metro Line 5 stands this week. I want to walk you through what has actually happened, what has not happened yet, and how I would think about it if you own, rent or are about to buy in Thane.
According to Swarajya (23 October 2026), the Thane–Bhiwandi Metro Line 5 received its first train set this month, borrowed from Metro Lines 2A and 7, and trial runs were expected to begin the following week. The report says the BEML-built coaches were moved one by one from the Mandale depot onto Metro Line 4, and one rake was shifted onto Line 5 during Navratri through the Kasarvadavali interchange.
The tracks and overhead equipment were energised in early October, and station finishing work is still going on. Mumbai Live attributes the preparations to MMRDA and notes that passenger services can begin only after the Commissioner of Metro Railway Safety (CMRS) gives clearance.
The first phase runs 11.9 km from Balkum Naka in Thane to Dhamankar Naka in Bhiwandi, with seven stations, as listed by Nativeplanet (24 October 2026):
The estimated cost of the project is Rs 6,741 crore. Projected ridership is 3.025 lakh passengers a day by 2031. A second phase towards Kalyan and Ulhasnagar has a 2030-31 deadline.
The honest answer is: not yet, and not on a fixed date. The reports say the initial phase is tentatively scheduled to open in December 2026, or within the 2026-27 financial year. Trials may continue for several months before the CMRS gives its final clearance.
At first, the line is expected to run on spare BEML train sets at 5 to 6 minute intervals and at lower speeds, while signalling and systems are integrated. The train sets ordered specifically for Line 5 are expected next year and will go through their own trials.
My reading: treat December as the earliest likely date, not a promise. Mumbai's infrastructure timelines move, and we have written before about projects like the Goregaon–Mulund Link Road being pushed to 2028. Plan around what is running, not what is announced.
The reports put peak-hour road travel between Thane and Bhiwandi at 45 minutes or more, and say the metro is expected to bring it to about 25 minutes. They also note that commuters to Bhiwandi's warehouses and workplaces pay Rs 40 to 50 per seat in crowded autorickshaws today.
Some simple arithmetic: a saving of about 20 minutes each way is about 40 minutes a day. Over 22 working days, that is close to 15 hours a month. For someone who works in Bhiwandi's logistics belt and lives in Thane, that is a real change to daily life, and that kind of change is what eventually shows up in where people choose to rent.
I would be careful here. None of the reports I read today give any price or rent data for these stations, and I will not invent any. What I can tell you is how I think about it, as opinion and not a forecast.
My reading is that connectivity tends to matter most to tenants, because they feel the commute every single day. Owners usually see the effect first in how quickly a flat gets rented and how many enquiries come in, and only later in the rent itself. Prices for buyers can move earlier, on expectation, which is exactly why buyers need to be the most careful.
Line 5 also does not stand alone. It connects at Kasarvadavali with Metro Line 4 (Wadala–Thane), and the reports say its opening may coincide with the first phase of Line 4 from Gaimukh to Cadbury Junction and with the second phase of Line 9 in Mira Bhayandar, though all of these timelines are tentative. We covered Line 4 in our post on Thane Metro 4, and what a year of Aqua Line operations looked like in our Metro 3 post.
One of our published cases is a good reminder that rentals in Thane are already active, metro or no metro. An NRI couple bought a new 2BHK from the developer in Thane West and could not be in India to take possession. We took possession for them under a power of attorney in June, got the flat ready, and had it rented by the end of September.
I share it because the lesson is about preparation, not prediction. The flat earned rent because the paperwork, the handover and the readiness were done well, not because of a line that has not opened yet.
A metro line on a map is a promise; a metro line carrying passengers is a fact, and your decisions should follow the fact.
Do not raise your asking rent on the strength of a trial run. Price your flat on what comparable flats are renting for today, and revisit it at renewal once the line is actually carrying passengers. Our guide on setting the right rent walks through how we do it. If you live abroad, our NRI property management team can handle the tenant search, agreement and handover for you.
Buy the flat, not the brochure. Check the project's registration on MahaRERA (here is how to check a MahaRERA project), ask how far the building really is from the station on foot, and run your numbers assuming the opening date slips. Our buyer's tool hub helps you test the budget first.
If your lease is due soon, it is worth thinking about where you will want to live once the line runs. A flat near a station on Line 5 or Line 4 could make your day easier, but I would still choose based on today's commute and today's rent. Our tenants' guide covers what to check before you sign.

The first phase is tentatively scheduled to open in December 2026, or within FY 2026-27. Trials come first and may run for several months, and passenger services need CMRS clearance.
Kasarvadavali, Balkum, Kasheli, Kalher, Purna, Anjurphata and Dhamankar Naka, over 11.9 km from Balkum Naka in Thane to Dhamankar Naka in Bhiwandi.
Yes. It connects with Metro Line 4 (Wadala–Thane) at Kasarvadavali. A second phase towards Kalyan and Ulhasnagar is targeted for 2030-31.
Not yet. The line is not carrying passengers. Price on today's comparable rents and review at renewal once services start.
