The full Colaba-SEEPZ Metro 3 line has run for a year. Ridership doubled after it opened. What that means for renting and buying near Aqua Line stations.

Mumbai's underground Aqua Line ran end to end for the first time on 9 October 2025. A year on, it's a good moment to ask a practical question: has it changed where people want to live?
The 33.5 km Colaba to SEEPZ line saw ridership more than double once the final phase opened, according to the Free Press Journal:
| Month | Total passengers | Average weekday |
|---|---|---|
| September (before full opening) | 19.7 lakh | 75,052 |
| October | 38.63 lakh | 1.23 lakh |
| November | 44.58 lakh | 1.32 lakh |
| December | 46.56 lakh | 1.48 lakh |
The busiest stations from October to December were Marol Naka, CSMT, BKC, Siddhivinayak (Prabhadevi) and Santacruz.
The line connects the city's biggest office districts, Nariman Point and Fort, Worli and Lower Parel, BKC, and Andheri East and SEEPZ, in one underground run. My reading is that the biggest change is for people working at either end. A professional at BKC or Worli can now consider living in Andheri East, Marol or Santacruz without the daily road battle, and someone working near SEEPZ can live further south.
For owners, that tends to show up as faster lettings for flats within an easy walk of a station, more than as sudden jumps in price.
In our experience, tenants increasingly ask "how far is the metro?" before they ask about the view. Walking distance matters: a station 5 minutes away is a selling point; one 20 minutes away isn't.
Tenants don't rent a pin code. They rent a commute.
Look at Andheri East and Worli through a commute lens, not just a price-per-sq-ft lens.
Test the commute at peak hour before you sign.
