What does TND Listings charge for property management?
TND charges a monthly management fee as a percentage of the rent. The rate depends on whether you are on TND Luxury or TND Essentials, and the size and location of your property. Contact us for a personalised quote — there is no one-size-fits-all pricing.
What is included in property management?
Tenant sourcing and background verification, rent collection, monthly income reporting, two-stage move-in and move-out inspections, lease renewals and escalations, maintenance management, and RERA-compliant documentation. TND Luxury also includes a dedicated property manager and concierge-grade upkeep.
How long does it take to find a tenant?
Most properties on TND are tenanted within 2–4 weeks. Premium and luxury properties in high-demand locations are sometimes tenanted within a few days through our NRI and corporate tenant network.
What happens if a tenant doesn’t pay rent?
We have a structured escalation process: WhatsApp reminder on the 1st, formal written notice on the 5th, and legal proceedings initiated by the 15th if unresolved. Our registered lease agreements support swift legal action when needed.
Can I see my property remotely?
Yes. The TND App gives you live rent tracking, inspection photos, maintenance logs and monthly income/expense reports. You can see the status of your home at any time, from anywhere in the world.
NRI Services
Can NRIs use TND Listings from abroad?
Absolutely. TND is specifically built for NRI owners. We handle everything locally — tenant management, inspections, legal, rent collection — while you stay informed through the TND App. Most of our clients live in the UAE, UK, USA, Singapore and Canada.
Do I need a Power of Attorney to use TND?
A POA is required for certain actions like property registration or sale. TND can help you draft and register a POA while you are abroad — our legal team coordinates with the Indian consulate in your country of residence.
How does TDS work when an NRI rents out property?
Under Indian tax law, a tenant paying rent to an NRI must deduct TDS at 31.2% and remit it to the Income Tax Department. TND assists with TDS compliance for both landlord and tenant. Use our TDS calculator to estimate the amount.
Can NRIs buy property in Mumbai through TND?
Yes. TND has a dedicated NRI buy/sell desk. We handle property sourcing, legal due diligence, home loan assistance, FEMA compliance, NRE/NRO documentation and registration — all remotely if needed.

What is RERA and why does it matter?
RERA (Real Estate Regulatory Authority) is a government body that registers and regulates real estate developers. A RERA-registered project gives you legal protection: possession deadlines are binding, funds are held in escrow and you can file complaints if the developer defaults. What are the stamp duty charges in Mumbai?
Stamp duty is 6% of property value for men and 5% for women. Registration charges are 1% (capped at ₹30,000). For under-construction properties, 5% GST also applies (1% for affordable housing).
How long does it take to sell a property through TND?
Most well-priced properties in our network are sold within 30–90 days. Luxury and premium properties may take 60–120 days depending on market conditions and pricing.
