Mumbai property tax — everything you need to know
Property tax in Mumbai is levied by the Brihanmumbai Municipal Corporation (BMC) — also known as MCGM. It is payable twice a year (April and October) and is calculated on the capital value of the property. As a buyer, always check for outstanding property tax dues before finalising a purchase — unpaid dues are inherited by the new owner.
Check and pay BMC property tax online: Visit www.mcgm.gov.in → “Property Tax” → search by property account number or address. Online payments via net banking, UPI, credit/debit card accepted.
How Mumbai property tax is calculated
Since 2010, Mumbai uses a Capital Value System (CVS) for property tax calculation:
- Capital Value (CV) = Area (sq m) × Ready Reckoner Rate × Building factor
- Annual Rateable Value (ARV) = CV × 5%
- Property Tax = ARV × Tax Rate (varies by use type and area)
Residential Property Tax Rate
Approximately 0.316%–2.296% of capital value per year depending on property value band and location.
Commercial Property Tax Rate
Higher rates apply to commercial properties — typically 1.5x to 3x the residential rate for the same location.
Early Payment Rebate
BMC offers a 2% rebate if property tax is paid in full by May 31 (April instalment) and November 30 (October instalment).
Penalty for Late Payment
Late payment attracts interest at 2% per month on the outstanding amount. Severe arrears can result in property attachment by BMC.
What buyers must do before purchase
- Ask the seller for the latest property tax receipts for the past 3 years.
- Cross-verify on the BMC portal using the property account number.
- Ensure no outstanding dues exist before executing the sale deed.
- Transfer the property tax account to your name within 30 days of registration.
