The Real Estate (Regulation and Development) Act 2016 (RERA) is one of the most important pieces of consumer protection legislation for property buyers in India. Maharashtra’s implementation — MahaRERA — is among the most active and buyer-friendly in the country.

Verify a Project

Check any developer or project at maharerait.mahaonline.gov.in. Search by project name, developer or RERA number.

File a Complaint

Buyers can file complaints online at the MahaRERA portal. Orders are typically passed within 60 days. No lawyer required for basic complaints.

Check Agent Registration

All real estate agents in Maharashtra must be RERA-registered. Verify an agent’s registration number before engaging them.

Seek Refund / Compensation

If a developer delays possession, you are entitled to interest at 10.05% p.a. on your investment for every month of delay, or a full refund with interest.

How to file a MahaRERA complaint

  1. Register on the MahaRERA portal at maharerait.mahaonline.gov.in
  2. Click “Online Complaint” and select the complaint category.
  3. Enter the project RERA number and respondent details.
  4. Upload supporting documents: agreement, payment receipts, correspondence.
  5. Pay the filing fee (₹5,000 for residential complaints).
  6. Attend the online or in-person hearing.
