How to Check a Project on MahaRERA Before You Pay a Booking Amount

Before booking a new flat in Mumbai, check its MahaRERA page: registration number, completion date, progress reports, approvals and complaints. A step-by-step guide.

Two things have made the MahaRERA project page more important this month. Maharashtra now wants the MahaRERA certificate or OC before a flat sale is registered, and new figures show how hard it can be to recover money once a project goes wrong. Ten minutes on the project page before booking is the cheapest protection you'll ever buy.

How do I check if a project is registered on MahaRERA?

Search the project on the MahaRERA website by its registration number, not only by name. The marketing name and the registered name can differ. A developer guide published in July 2026 by Chandak Group lists what to look at once you find it.

What should I check on a MahaRERA project page?

  1. Registration number: it should match the brochure, the website, the ads and your booking form.
  2. Promoter's legal name: it may be different from the brand name you see in ads. Your agreement should be with the registered promoter.
  3. Proposed completion date: and any extensions. If the date has moved, ask why.
  4. Progress updates: quarterly and annual updates, and whether the project appears on non-compliance or abeyance lists.
  5. Approvals: commencement certificate and sanctioned plans for under-construction projects; occupancy certificate for completed ones.
  6. Complaints and orders: look for complaints, orders, and lapsed or revoked registrations.
  7. Building details: wings, floors, unit counts and parking, compared with what the sales team tells you.
Ten minutes on a MahaRERA page before booking can save ten years of chasing a developer after it.

Why this matters more after October 2026

  • From 12 October 2026, sub-registrars must see the MahaRERA certificate or OC and the approved plan before registering a first sale in a project that needs MahaRERA registration. See the registration ban.
  • MahaRERA has recovered only part of the money it has ordered developers to pay. See the Rs 369 crore recovery story.

Check the agent too

Your agent should also be MahaRERA-registered. TND Listings is registered as an agent under MahaRERA (Reg. No. A51800024511). Here's how to check any agent.

What this means for you

  • Buyers: save screenshots of the project page on the day you book. Use our RERA helpdesk if anything looks off.
  • NRI buyers: you can check everything online from abroad before a site visit. Our NRI buying desk can do the ground checks.
  • Investors: look at new projects with completion dates you can live with.
