Chapter 1

Power of Attorney (PoA)

Do I need a Power of Attorney to rent out my Mumbai property as an NRI?
No — not for renting. If you hold an Aadhaar card, Maharashtra's Aadhaar-based e-registration lets us complete and register your leave-and-licence agreement with you signing digitally from any country. No embassy visits, no notary, no flying down. We line up the entire agreement remotely while you stay where you are.
What if I want a completely hands-off arrangement?
Many of our owners grant a Power of Attorney to TND so they never have to handle paperwork at all. Our founder currently holds 500+ PoAs on behalf of NRI owners, covering agreements, society formalities and registrations. TDS & tax

What TDS applies when a tenant pays rent to an NRI owner?
Rent paid to an NRI landlord attracts TDS under Section 195 of the Income Tax Act — broadly 30% plus surcharge and cess (around 31.2% in most cases), regardless of the rent amount. The tenant must obtain a TAN and deposit the TDS. If your actual tax liability is lower, you can apply for a Lower/Nil TDS certificate using Form 13. We ensure your tenant deducts and deposits TDS correctly, and our White Glove plan includes CA-ready TDS documentation. Tax rules change — confirm current rates with your CA.
What TDS applies when an NRI sells property in Mumbai?
When an NRI sells property in India, the buyer must deduct TDS on the sale — for long-term holdings this is calculated on capital gains at the applicable long-term rate plus surcharge and cess. Because buyers often deduct on the full sale value, NRI sellers frequently apply for a Lower Deduction Certificate before the sale to avoid blocking funds. Rent collection

How is my rent collected and sent to me abroad?
Tenants pay rent directly to your account through the TND app's Direct Rent feature — your bank details stay masked, tenants only see a secure reference, and every payment lands for your approval before it is logged. Approved payments auto-generate receipts and update your rent ledger. From your NRO account you can repatriate funds abroad, subject to RBI limits and Form 15CA/CB certification by a CA.
What happens if my tenant delays or stops paying rent?
The TND app's Rent Nudge feature spots overdue rent, drafts a polite WhatsApp reminder for each late tenant, and sends them all in one tap. For persistent delays we issue formal notices, and because every tenancy is on a registered leave-and-licence agreement with police verification, eviction and recovery have a clean legal basis. You are kept informed at every step.

Tenant screening & agreements

How does TND Listings screen tenants for NRI-owned flats?
Every prospective tenant goes through identity and employment verification, credit and background checks, previous-landlord references and mandatory Mumbai Police verification. For premium buildings like Lodha, Oberoi, Piramal and Godrej projects, we also complete society NOC formalities. You approve the final tenant — we shortlist, verify and present, you decide from anywhere.
Who handles the leave-and-licence agreement and registration?
We do. Leave-and-licence agreements in Maharashtra must be registered; we draft the agreement, coordinate biometric e-registration (doorstep registration is available in Mumbai), pay stamp duty on actuals and complete police intimation. With a PoA, your physical presence is not required at any step. Two-stage digital move-in and move-out inspections with full photo records protect your asset at every tenancy transition.

Vacant property care

How do you look after my vacant flat in Mumbai?
Vacant homes in Mumbai face monsoon seepage, dust, pest issues and — if left unattended for years — encroachment risk. Our vacant property care includes scheduled inspections with photo and video reports in the app, utility and society bill payments, deep cleaning before viewings, and emergency repairs through verified vendors. Maintenance funds are held in an escrow-protected TND Wallet — separate from all fees, instantly disbursable.
Can you pay my property tax and society maintenance while I am abroad?
Yes. We track due dates for BMC property tax, society maintenance and utilities, pay them on your behalf from the escrow-protected TND Wallet, and upload digital receipts to your account so you have proof of every payment for your records and tax filing.

Fees & coverage

What does TND Listings charge NRI owners for property management?
Three plans. Basic: a one-time fee of one month's rent for tenant placement, with no recurring management charge. TND Essentials: complete end-to-end management at 8% per quarter charged on three months' rent, plus a one-time fee of ₹11,800 — for example, on ₹50,000 monthly rent the fee is ₹12,000 per quarter. White Glove: concierge-grade management at 12% per quarter plus a one-time fee of ₹17,700, including Matterport 3D digital twin, CA-ready TDS documents and priority VIP escalation.
