Price too high and the flat sits empty. Price too low and you lose money every month. How to find the right number using real comparables, not portal asking rents.

The most common reason a Mumbai flat stays empty isn't the flat. It's the asking rent. Owners often start from the highest number they've seen online, and then lower it slowly, month by month, while the flat earns nothing.
| Factor | Effect on rent |
|---|---|
| Higher floor, open view | Usually higher |
| Covered parking | Higher, especially in the suburbs |
| Semi or fully furnished | Higher, with more wear |
| Fresh paint and working fittings | Faster letting |
| Older building, no lift backup | Lower |
Every empty month costs you about a twelfth of a year's rent. A slightly lower rent that lets in two weeks usually wins.
If a flat would rent at Rs 60,000 a month, every month empty costs Rs 60,000 plus maintenance. Asking Rs 65,000 and waiting two extra months costs Rs 1.2 lakh, which takes two years of the higher rent to recover.
For flats we manage, we look at recent closed deals in the same building and area, and review the price if enquiries are slow. We'd rather tell an owner the market number early than let a flat sit.
Compare actual rents for similar flats in your building and area, then adjust for floor, furnishing and parking.
If enquiries are slow after a couple of weeks, the price is usually the reason. Compare the cost of vacancy with the reduction.
