Rent or Buy a Flat in Mumbai Directly With TND: One Team From Booking to Management

Rent a flat or buy a 2, 3 or 4 BHK in Mumbai straight from the team that manages it. What dealing direct changes for tenants, investors and NRI buyers.

The TND app on four phones, showing an owner dashboard, rent summary, reports and a calendar

I'm Yanik, founder of TND Listings. We look after 650+ homes across Mumbai, Navi Mumbai and Thane, most of them owned by NRIs. Because we manage those flats, we also help rent them out and, when an owner decides to sell, help find the buyer.

That puts us in an unusual spot. A lot of the time, the person showing you a flat in Mumbai is two or three steps away from the owner. With us, you're dealing with the team that already looks after the flat. This post explains what that changes if you're a tenant, a home buyer or investor in India, or an NRI buying from abroad.

What does "dealing directly" with TND mean?

In short:

  • One team, not a chain. No sub-broker passing your questions to another broker who then calls the owner. You talk to the people who manage the flat.
  • We know the flat. For flats we manage, we know the society, the building rules, the repair history and what the owner expects.
  • Real listings. Every flat on our Live Listings page is one we can actually show you, and we'll tell you whether we manage it and since when.
  • Paperwork in one place. Agreements, payment records and documents live in the TND app, not in someone's WhatsApp.
  • The relationship carries on. After you move in or buy, the same team is still there.

Why a broker chain makes things harder

Mumbai's rental and resale market often runs through layers: a local broker, the listing broker, sometimes a relative of the owner holding the keys. Each layer adds a delay and a chance for details to get lost: the actual rent the owner will accept, the society's tenant rules, whether a parking slot is included, what the deposit covers.

Renting a flat in Mumbai: how booking with us works

This is for tenants in India looking for a 1, 2, 3 or 4 BHK to rent in Mumbai, Navi Mumbai or Thane.

  1. Browse and shortlist. Start on Live Listings, or tell us your budget, area and move-in date.
  2. See the flat. Visit in person, or start with a video walkthrough if you're relocating from another city.
  3. Verification. We check ID, employment and a previous landlord reference where there is one, and handle police intimation. This protects you as much as the owner.
  4. A registered agreement. In Maharashtra, leave and licence agreements must be registered. We arrange registration so your stay is on record.
  5. Move-in with the society sorted. We already know the building's tenant rules and NOC process, so move-in isn't held up.
  6. Pay rent directly to the owner. TND does not collect your rent. You pay the owner and log each payment in the TND app, which is what makes your deposit settlement straightforward when you move out.

If your landlord is an NRI, you have to deduct TDS on rent from the first rupee. We explain how and help you with the paperwork. Read TDS on rent paid to an NRI landlord before you sign.

With us, you're dealing with the team that already looks after the flat, not someone two or three steps away from the owner.

Buying a 2, 3 or 4 BHK in Mumbai: why a managed flat is different

Some of the owners we work for decide to sell, often NRIs whose plans have changed. When we've managed a flat since the owner bought it, the buyer gets something most resale purchases don't come with: its history.

With the seller's consent, we can share:

  • Rent history, so an investor can see what the flat has actually earned, not an estimate.
  • Repairs and invoices, with photos, from the TND Wallet.
  • The society ledger, so you know dues are clear before you pay.
  • Past agreements and tenant movements.
  • Inspection photos, including known issues like seepage.

Where a flat is tenanted, it may be possible to buy it with the tenancy continuing, depending on the agreement and the tenant. We'll tell you plainly when that's an option and when it isn't.

Which size suits what you're buying for?

ConfigurationUsually suitsWhat to check
2 BHKFirst homes, and investors looking for the widest pool of tenants: working couples and small familiesCarpet area (not built-up), parking, society tenant rules
3 BHKGrowing families, and families or company leases on the rental sideSchool and office commute, maintenance charges, lift and power backup
4 BHKLarger families and senior executives, often on company leases in premium areasSociety fees, staff quarters, how long similar flats stay vacant

These are broad patterns, not promises. Rent depends on the exact building, floor, furnishing and condition, and past rent doesn't guarantee future rent.

Buying from an NRI seller

Many of the flats we sell belong to NRIs. Since 1 October 2026, resident individual buyers can deposit TDS on the purchase using their PAN through Form 141 Schedule E, without needing a TAN. See buying from an NRI: no TAN needed and TDS rates when an NRI sells.

Do your own checks too: the occupancy certificate, Index II, carpet area and the society transfer fee. A lawyer should review the title before you pay.

For NRI buyers: what happens after you buy from us

If you're buying from abroad, the flat isn't finished once it's registered. It has to be rented, maintained and kept on the right side of the society, BMC and the tax department. Because we manage the flat already, there's no handover gap. The flat stays in the same system it was in before you bought it.
