When buyers budget for a Mumbai flat, they usually add the price, the loan and the interiors. Stamp duty arrives last, and on a Rs 1.5 crore flat it is over Rs 9 lakh. Here is how it works, simply.

What is the stamp duty rate in Mumbai?

Within Mumbai's municipal limits, stamp duty is generally:

BuyerStamp duty (incl. 1% metro cess)
Man, or man and woman jointly6%
Woman alone, or women jointly5%

The 6% is 5% stamp duty plus a 1% metro cess (Bajaj Finserv). Women buyers get a 1% concession, but only when the flat is in a woman's name alone or with other women. Our post on the women's stamp duty concession explains the details.

What are the registration charges in Mumbai?

Registration fee is 1% of the property value, capped at Rs 30,000 for properties above Rs 30 lakh. In practice, almost every Mumbai flat pays Rs 30,000.

Is stamp duty on the agreement value or the ready reckoner rate?

On the higher of the two. If your agreement value is below the government's ready reckoner value, stamp duty is charged on the ready reckoner value. The 2026-27 rates were kept unchanged; see our post on ready reckoner rates.

How much stamp duty will I pay? Worked examples

Flat valueMan or joint (6%)Woman alone (5%)Registration
Rs 1 croreRs 6,00,000Rs 5,00,000Rs 30,000
Rs 1.5 croreRs 9,00,000Rs 7,50,000Rs 30,000
Rs 2.5 croreRs 15,00,000Rs 12,50,000Rs 30,000
Budget for stamp duty on day one, not on registration day. It's the one cost nobody can negotiate down.

Common stamp duty mistakes in Mumbai

  • Forgetting the metro cess. The rate in Mumbai is 6%, not 5%.
  • Adding a man as co-owner to a woman's purchase and expecting the 5% rate. Joint male and female ownership pays 6%.
  • Ignoring the ready reckoner value when the deal price is low.
  • Leaving TDS to the end. On a resale of Rs 50 lakh or more, the buyer must deduct TDS. See TDS when buying a resale flat.

Is the rate the same in Thane and Navi Mumbai?

Rates differ by area and local body, so check the IGR Maharashtra stamp duty calculator for Thane, Navi Mumbai or any other location before you budget.
