The TND Wallet: Why We Hold a Rs 20,000 Maintenance Deposit, and Why Bills Under Rs 5,000 Will Be Auto-Approved

Owners keep a Rs 20,000 maintenance deposit in the TND Wallet so small repairs never wait. Bills under Rs 5,000 will now be approved automatically, at zero markup.

A dripping tap shouldn't need an international phone call. That's the simple idea behind the TND Wallet, and behind a decision we made at our 15 October review to make small repairs even faster.

What is the TND Wallet?

The TND Wallet holds a small maintenance deposit for each property we manage, so repairs can be paid without waiting for the owner to transfer money every time. Funds go to verified vendors at actual cost, with zero markup, and every payment is recorded against the property.

How much is the maintenance deposit?

We take a deposit of Rs 20,000 from each owner. When a repair ticket is raised against a property, the cost is entered against that property's deposit, and the owner sees it in their statement.

What changes from October 2026?

At the 15 October review we agreed that inspection and repair bills below Rs 5,000 from the property wallet will be approved automatically. Bills of Rs 5,000 or more still need the owner's approval.

Why Rs 5,000? Because most small jobs, a plumber's visit, a fan repair, a lock change, fall below it, and making an owner abroad approve each one adds days to the fix and frustration for the tenant. Larger jobs deserve a conversation, and they'll still get one.

Small repairs shouldn't wait for a time-zone. Big ones deserve a conversation. The Rs 5,000 line separates the two.

What owners will see

  • Every expense in the statement, with the ticket, the vendor and the bill.
  • Alerts when the wallet balance runs low, so it can be topped up before it's needed. Alert emails will now include the unit number, which helps owners with more than one flat.
  • Books of accounts kept for each property.

Why zero markup matters

Some managers earn more from marking up repairs than from their management fee, which quietly encourages unnecessary work. Paying vendors at actual cost removes that incentive altogether. We've written more about this in how to choose a property manager in Mumbai.

The money in the wallet is for repairs, not rent

To be clear: the wallet holds the owner's maintenance deposit. It isn't rent. Tenants pay rent directly to the owner; we track it. See how we track rent without collecting it.
