A Rs 6.9 Crore Launch in Andheri West: What DLF's Westpark Phase 2 Means for Buyers, Owners and Tenants

DLF's Westpark Phase 2 brings Andheri West luxury flats from Rs 6.9 crore. What the launch means for NRI buyers, local owners and tenants in Mumbai.

Andheri West is where our Mumbai head office sits, so a big launch here is news on our own street. The question worth asking, whether you live in Mumbai or in Dubai, London or Singapore, is simple: should you be paying attention?

This week the answer is yes, but probably not for the reason you think. The launch itself is for a small group of buyers. What it tells us about Andheri West prices, rents and the resale flat you may already own matters to many more people.

Here is the news. According to a Business Standard report published on 2 November 2026, DLF is preparing to launch the second phase of The Westpark in Andheri West in the third week of November. Phase 2 will have 135 homes across two towers, with indicative prices starting at Rs 6.9 crore and about Rs 50,000 per sq ft, excluding taxes, based on channel-partner communication. The report also says overseas and NRI customers will get priority allotment and virtual site visits.

Let me walk you through what is actually known, what it means for different people, and what I would check before getting excited.

What exactly is DLF launching in Andheri West?

As per the same report, The Westpark is being built by DLF Home Developers, a wholly owned subsidiary of DLF Ltd, in partnership with Trident Realty. The full project sits on about 10 acres in Andheri West.

  • Phase 2: 135 residences across two towers, launching in the third week of November (according to company sources quoted by the paper).
  • Tower 6 (ultra-luxury): units of about 2,674 sq ft and 1,509 sq ft.
  • Tower 7 (premium): units of about 1,365 sq ft.
  • Pricing: starting at Rs 6.9 crore, around Rs 50,000 per sq ft, excluding taxes. These are indicative figures, not a final price list.

Phase 1, launched on 17 July 2025, had 416 homes across four towers on about 5.18 acres, and the report says it sold out in less than a week with bookings above Rs 2,300 crore. That works out to an average of roughly Rs 5.5 crore per home across the phase, which gives you a sense of the ticket size this project has been pitched at.

My take: one sentence in that report deserves a pause. The size figures above do not say whether they are carpet area, built-up or something else, and the per-sq-ft rate is "indicative". Before you compare this with any other flat, ask for the RERA carpet area in writing. Our guide on carpet area vs built-up area explains why this one detail can change the real price per square foot by a wide margin.

How much have Andheri West property prices risen?

This is the part that matters to far more people than the 135 buyers of this phase. The Business Standard report quotes 99acres average prices for Andheri West:

  • Jan–Mar 2023: Rs 33,950 per sq ft
  • Jan–Mar 2025: Rs 36,100 per sq ft
  • Jan–Mar 2026: Rs 39,350 per sq ft
  • Jul–Sep 2026: Rs 41,950 per sq ft

Put simply, the average moved about 23.6% from early 2023 to the September 2026 quarter, and about 6.6% in just the two quarters between Jan–Mar 2026 and Jul–Sep 2026. The report also notes prices rose roughly 10% over the past year.

Notice the gap, though. The area average is around Rs 41,950 per sq ft, while this launch is indicated at about Rs 50,000. New luxury towers with big amenity decks usually price above the neighbourhood average. That gap is normal. It is also exactly why I would never use a launch price to value an older resale flat down the road. If you want a grounded number for your own home, our property valuation service is a better starting point.

Why is luxury housing growing so fast in Andheri?

The report quotes Samir Jasuja, founder and CEO of PropEquity, saying luxury housing in Andheri has surged significantly. According to him, launches above Rs 3 crore rose more than 10 times between 2020 and 2025, to about 1,800 units, and luxury's share of launches went from about 17% to about 49%.

The infrastructure pieces named in the report are the coastal road connector to Lokhandwala Back Road, the DN Nagar–Saraswat Nagar section of Metro Line 2B, and the Mrinal Tai Gore Flyover extension. Other developers active in the area, per the same piece, include Adani Realty and Kalpataru.

My reading is that Andheri West is quietly being re-rated from a "good suburb" to a premium address, at least in the newer pockets. That does not mean every building will move together. Older societies without lifts, parking or clean paperwork tend to lag, while those heading into redevelopment can jump. If you are looking at the area, our page on 2 and 3 BHK flats in Andheri West gives a more everyday view of the market than a launch headline.

What does the Andheri West rent picture look like?

The same report cites 99acres data showing an average rent of Rs 1,25,000 a month for 3–4 BHK premium apartments in Andheri West for FY27, and Savills data showing a 1% to 12% year-on-year rise in Mumbai premium rental values in H1 2026.

Here is a simple illustration, and please treat it as just that. If a home bought at Rs 6.9 crore were rented at that Rs 1,25,000 average, the gross rental yield would be about 2.2% a year, before society maintenance, property tax, vacancy and repairs. In other words, at this price point you are buying mostly for the home and the long-term value, not for rental income. That is not a criticism, just a reality worth being clear-eyed about. Our post on Mumbai rental yields by area puts this in wider context.

A launch price tells you what a developer hopes the future looks like; your own flat's value still comes from your building, your paperwork and your street.

What this means for you

If you are an NRI thinking of booking

Priority allotment and virtual site visits make it easier to book from abroad, but they also make it easier to book quickly. My advice is to slow down just enough to do three things. First, check the phase's MahaRERA registration, completion date and quarterly updates yourself; our guide on checking MahaRERA registration before booking shows how, and RERA Verified explains what we look at. Second, get the carpet area, payment plan and every charge (parking, club, maintenance deposit, GST) in writing. Third, plan now for possession day, because you may not be in Mumbai when it comes. Our NRI buy and sell desk can help you through each step.

A real example of that last point: an NRI owner in the Gulf took possession of a new flat in Kandivali East from abroad. It had snag-list defects, an electrical connection still pending from the builder, and no fit-out. Working under the owner's written authorisation, our team got the developer to fix the defects, including a window glass, ran the carpentry and electrical work, and booked a tenant about 12 weeks after key handover. In another case, an NRI couple bought a new 2BHK in Thane West and could not be in India for possession, so we took possession for them under a power of attorney in June and had it rented by the end of September. A new flat is only "done" once someone is physically there to check it.

If you already own a flat in Andheri West

This news is a useful signal, not a reason to reprice overnight. The area average has been rising, but your flat's value depends on its age, floor, carpet area, OC status and society. If you are thinking of selling in the next year, start with a proper valuation and our sellers' guide. If you plan to hold, this is a good moment to make sure your rent is in line with the market and that your flat is well maintained, because premium tenants in the area now have more new choices.

If you are a landlord or a tenant in the area

For landlords, new luxury supply raises the bar on condition and service more than it changes rents for older flats immediately. For tenants, the Savills range of 1% to 12% is wide, so renewals will vary a lot by building. Our tenants' guide covers what to check before you sign or renew.

How we help

From our Andheri West head office, and with 17 years of on-ground experience and 725 homes under management, our team handles the unglamorous parts: possession and snag lists, fit-out, tenant search, rent collection and TDS for NRI owners. Repairs are paid through TND Wallet to verified vendors at actual cost, with zero markup, and you can track rent, inspections and documents in the TND app. If you live abroad, our NRI property management service is built for exactly that.
