Mumbai's average gross rental yield is about 3.7%, the lowest of India's big cities. Navi Mumbai and Central Mumbai do better. What the numbers mean for owners.

Owners often ask me whether their rent is "good". One way to judge it is gross rental yield: a year's rent divided by the price of the flat. Global Property Guide's May 2026 update puts Mumbai's average gross yield at 3.74%.
| Area | 1-bed | 2-bed | 3-bed |
|---|---|---|---|
| Andheri to Dahisar | 3.26% | 3.20% | 3.24% |
| Thane | 3.09% | 3.15% | 3.13% |
| Navi Mumbai | 5.06% | 4.31% | 3.31% |
| Central Mumbai | 4.51% | 4.19% | 4.02% |
| Mumbai Harbour | 4.52% | 4.31% | 3.61% |
| South Mumbai | 3.43% | 3.59% | 4.03% |
In Mumbai you buy for the long term and rent for income. Expecting both to be high is how owners get disappointed.
On the same data, Delhi averages 6.12%, Pune 5.20%, Bengaluru 5.01% and Hyderabad 4.52%. Mumbai is the lowest of the eight cities, mostly because prices are so high.
About 3.74% gross, according to Global Property Guide's May 2026 update, the lowest of the eight Indian cities it tracks.
In the same data, Navi Mumbai, Central Mumbai and the Harbour line areas show higher gross yields, above 4% for smaller flats.
