Mumbai luxury home sales hit 3,145 deals worth ₹32,623 crore in H1 FY27. What the ₹5 crore+ boom means for owners, sellers and NRIs right now.

If you own a home worth a few crore in Mumbai, you have probably had the same thought many owners have this year: is now a good time to sell, to hold, or to rent it out? Headlines about record deals make it feel like everyone else already knows the answer.
A new report published today gives us real numbers to work with, not just mood. I want to walk you through what it says, what I think it means, and, just as importantly, what it doesn't mean for your own flat.
According to Business Standard, which reported on 26 October 2026, Lighthouse Luxury's report "The Luxury Real Estate Market Decoded", powered by the registration data platform Zapkey, tracked homes priced at ₹5 crore and above across the Mumbai region from April to September 2026 (the first half of FY27). The headline figures:
The Press Network of India write-up of the same report quotes Zapkey co-founder Sandeep Reddy saying every figure is drawn from a sale or lease registered with the state. That matters to me. These are registered transactions, not asking prices or brochure rates.
The very top of the market moved fastest. The report counted 29 homes above ₹50 crore, worth ₹2,536 crore in total. There were 9 such deals in Q1 and 20 in Q2, and September alone saw 9, the same as the whole first quarter. Sumesh Mishra, founder of Lighthouse PropTech, described it as "confidence at the very top is back."
My reading: when buyers at ₹50 crore and above are willing to sign, it usually tells you that wealthy families and business owners feel settled about the medium term. It doesn't tell you much about a ₹6 crore three-bedroom flat in the suburbs, which is where most of the action actually sits.
Worli is still the biggest market by value. It recorded 275 deals worth ₹5,558 crore, about 17% of the region's luxury sales value, at an average of ₹20.2 crore per home. Godrej Trilogy Seafront in Worli was the top project at ₹1,199 crore. If you own in Worli, our Worli flats page shows the kind of homes we list there.
Andheri West and Versova are the story I'd watch. Transaction value in this belt doubled from Q1 to Q2, with new launches by Sri Lotus Developers and Viceroy driving more than half of that growth, as per the report. Our Andheri West office sits right in this market, and you can see current homes on our Andheri West flats page.
Tardeo grew 125% quarter on quarter. And the top 10 micro-markets together made up 56% of total value, growing 26% between quarters against 17.1% for the overall market. In plain words, a handful of neighbourhoods are pulling ahead of the rest.
Developers by value were led by Godrej Properties (₹2,360 crore across 207 homes), Oberoi Realty (₹1,818 crore) and Lodha Developers (₹1,741 crore).
The report also looked at rentals. Between June and September 2026, eight homes were leased at ₹20 lakh or more a month, and seven of those were taken by companies. The highest was ₹28.5 lakh a month at Oberoi 360 West in Worli. We wrote about how that particular lease was structured in our piece on the Worli corporate lease.
I'd treat this as a reminder that at the top end, the tenant is usually a company, not a family. That changes what you should ask for: a registered agreement, a clear escalation clause, a proper deposit and a company that pays on time. If you own a premium home and want it managed with that standard, our luxury property management service is built for exactly this.
It depends on your flat, not on the city average. A strong market average hides a lot. A sea-facing home in a new Worli tower and a 20-year-old flat in a society awaiting redevelopment are both "₹5 crore+", but they will not attract the same buyers or the same price.
What I would say is this: when registrations are rising and the top 10 micro-markets are growing faster than the rest, well-priced homes in those pockets tend to find buyers. Homes priced on hope, or on a neighbour's best-case deal, still sit. Start with a realistic property valuation before you decide anything.
A record in the headlines is not a price for your flat. Your building, your floor and your paperwork decide that.
Get your paperwork in order before you list, not after you find a buyer. At this price level, buyers and their banks look closely at the title chain, the society NOC, the OC and the share certificate. A clean file shortens the deal. Our sellers' guide walks through the steps, and if you are ready, we can take it from there.
Plan the tax side early. When an NRI sells, the buyer has to deduct TDS, and on a high-value flat that amount can be large. A lower deduction certificate can help if your actual tax is lower. One of our published cases is a London-based owner selling a flat in Worli: we applied for the lower TDS certificate and had it in about three weeks, so TDS on the sale was deducted at the lower rate instead of the owner waiting for a refund. You can get a rough idea with our NRI TDS calculator, and our NRI buy and sell service handles the process end to end.
Timing a signing trip also matters. In another published case, a London-based owner selling two flats in Worli had no power of attorney and flew in to sign. We had every document ready before the owner landed, and both sales were signed the same day, leaving the rest of the trip free.
Fast-moving micro-markets bring new launches, and new launches bring urgency. Check the project's registration before you book, read the carpet area in the agreement, and compare a few options on our live listings.
Corporate tenants dominate at the top. They expect registered agreements, clear escalation and quick responses on repairs. Price the rent on comparable leases in your own building, not the record numbers in the news.
We are a MahaRERA-registered agent (Reg. No. A51800024511) and have managed 650+ homes across Mumbai, Navi Mumbai and Thane since 2020. For owners, especially NRIs, we handle valuation, sale paperwork, TDS coordination, tenants and upkeep. Maintenance is paid through TND Wallet to verified vendors at actual cost with zero markup, and the TND app gives you live rent tracking, inspections, documents and NRI dual-currency and TDS reports. You can read what owners say on our Owners' Wall.

Lighthouse Luxury's report, powered by Zapkey, counted 3,145 registrations worth ₹32,623 crore in the Mumbai region from April to September 2026, more than 17 homes a day.
Worli led by value, with 275 deals worth ₹5,558 crore, about 17% of the region's luxury sales value. Andheri West and Versova saw transaction value double from Q1 to Q2, and Tardeo grew 125%.
Not automatically. The report covers registered deals at ₹5 crore and above. Your flat's value depends on its location, building, age, floor, view and documents, so get a property-specific valuation.
Mostly companies. Of the eight homes leased at ₹20 lakh or more a month between June and September 2026, seven were leased by companies, according to the same report.
If you're weighing up a sale, a rent, or simply wondering what your home is really worth today, I'd be happy to talk it through. Book a quick video call or message us on WhatsApp, and we'll look at your flat, not the averages.
Warmly,
Yanik
