Mumbai's ₹10 crore+ home sales hit a record ₹18,512 crore in H1 2026, led by Worli. What it means for luxury owners, sellers and buyers.

If you own a high-value home in Mumbai, or are thinking of buying one, the natural question is whether the top of the market is still strong, or whether we are near the peak. This year's numbers give a clear, and slightly nuanced, answer.
Very strong. Three separate reports point the same way:
Worli, by a distance. In the ₹10 crore+ segment it saw ₹4,493 crore of transactions in H1 2026, up 79%, with units rising from 35 to 159. In the ₹5 crore+ registrations for April to June, Worli led with 97 deals worth ₹2,272 crore, followed by Lower Parel, Bandra West, Goregaon East and Andheri West.
Here's the nuance. Volumes and values are at records, but the India SIR report also notes that prices in the ₹10 crore+ segment have eased by about 4% so far this year, after rising 37% between 2021 and 2025. Savills' prime value growth of 1.4% for the half-year is steady, not dramatic.
My reading: the top end is busy, but buyers are paying for quality rather than chasing every price. That's a healthy market, and it rewards sellers who price realistically.
A record year at the top doesn't mean every luxury flat sells itself. Buyers are busy, and choosy.
The buyers are there. But they're comparing carefully, and the very best homes in the best buildings are moving first. Price on registered sales in your own building, and present the home properly. When a London-based owner sold two flats in Worli with us, we had every document ready before he landed, and both sales were signed the same day. In a busy market, preparation is what turns interest into a signature.
Prime rents rose 1.2% in the first half, so good luxury homes are holding their value as rentals too. In a Worli high-rise we let and now look after, repairs like a geyser fault are handled through our vendors on a quoted price, so the owner always knows the cost upfront. A slight softening in the ₹10 crore+ price trend gives you room to negotiate on homes that aren't the very best in their building. Do your checks on RERA, and compare on carpet area, not brochures.

Homes priced at ₹10 crore and above sold for a record ₹18,512 crore across 957 units in January to June 2026, according to India Sotheby's International Realty and CRE Matrix.
Worli, with ₹4,493 crore of ₹10 crore+ sales in H1 2026 and the most ₹5 crore+ registrations in April to June 2026.
Prime values rose 1.4% in H1 2026 according to Savills, but prices in the ₹10 crore+ segment eased about 4% this year after a strong 2021 to 2025, according to India SIR.
