A 6,831 sq ft Worli flat was leased to a company at Rs 28.5 lakh a month. The deposit, 5% escalation and 3-year term, and what luxury landlords should copy.

Big rent numbers make headlines. For owners of premium flats, the more useful part is underneath: how the deal was structured. A recent Worli lease is a good template, because the details are on public record.
According to the Free Press Journal, citing Zapkey transaction data, a flat in Tower B of Three Sixty West on Dr Annie Besant Road, Worli was leased under a leave and licence agreement registered on 28 September:
By my arithmetic, that's about Rs 417 per sq ft per month, an escalation of almost exactly 5% a year, and a deposit equal to six months of first-year rent.
At this level, the tenant is usually a company housing a senior executive. Companies like registered, long agreements with predictable escalation, and owners like a corporate balance sheet behind the rent. The trade-off is paperwork: companies deduct TDS, ask for clean title documents and often want the flat furnished to a specification.
In luxury leasing, the rent gets the headline. The escalation clause and the inventory decide whether the next three years are calm.
If you are a resident owner and the company pays more than Rs 50,000 a month, it deducts TDS at 10% under section 393 of the Income-tax Act, 2025, and gives you a certificate you can match against your tax statement. Our section 393 guide explains it. If you are an NRI owner, different and much higher deduction rules apply; see TDS on rent paid to an NRI landlord.
Rent itself is paid by the tenant directly to the owner. We don't collect it; we track it, inspect the flat and keep the paperwork in order.

One recent registered deal at Three Sixty West was Rs 28.5 lakh a month for 6,831 sq ft, rising to Rs 31.42 lakh in year three.
It varies by deal. In the Three Sixty West lease, the deposit of Rs 1.71 crore was six months of first-year rent.
Yes. For a resident owner and rent above Rs 50,000 a month, a company deducts 10% under section 393. Rent to an NRI owner has different rules.
