Majiwade property prices rose 33% since 2021 and unsold stock fell 18%. What the new CRE Matrix report means for Thane buyers, sellers and NRI owners.

If you are in your thirties, juggling a job, a home loan conversation and maybe a young family, a Thane address may well have crossed your mind. A new report suggests you are far from alone.
It puts hard numbers on one Thane micro-market, Majiwade. My aim here is not to cheer or to warn, but to work out what those numbers mean for you, whether you are buying, selling, renting or owning a flat there from abroad.
On 30 October 2026, the Free Press Journal reported on the Majiwade Market Research Report (October 2026) by real estate analytics firm CRE Matrix. Here is what it says, in plain English.
CRE Matrix CEO Abhishek Kiran Gupta told the paper that Majiwade's residential market is "showing a measurable shift in its buyer profile and the pace of inventory absorption."
Percentages can feel abstract, so let me put the report's averages on a simple example. Take a 650 sq ft home, purely as an illustration:
That 2030 range works out to roughly 24% to 29% above today's average. My reading is that this is a useful direction of travel, not a number to bank on. These are averages across many projects, and the report itself ties the projection to market conditions and infrastructure. A specific flat can do better or worse depending on the building, the floor, the developer's record and how the rest of the city moves. If you want a number for your own home, a property valuation based on real comparable deals will serve you better than any average.
The report gives us the "who", not the full "why", so I will be careful here. What the data does show is that the biggest single group of buyers, 34%, is aged 35 to 45. That is often the stage of upgrading to a bigger home or buying a first home after some years of saving. Another 28% are 25 to 35, which points to first-time buyers.
I'd treat this as a signal about the kind of demand you will meet in Majiwade: end-users who plan to live in the flat, often with a home loan, and who care about the monthly EMI as much as the headline price. If that is you, run your numbers on our EMI calculator and the wider buyer's tool hub before you visit sample flats, not after.
Both things are true at once, and that is worth understanding.
The trend is clearly better. Unsold stock is down 18% in under two years, and the overhang has fallen from 17 quarters to 13. But 13 quarters still means, in plain terms, that at the current pace of sales it would take a little over three years to sell what is already on the shelf. Add the 8,061 units still under construction, and you can see that buyers here are not short of options.
My take: this is a market where you can take your time, compare several projects and negotiate on payment plans, floor and inclusions. It is not one where you need to rush because "only two flats are left". If a site visit feels like a countdown clock, slow down.
With 34 MahaRERA-registered projects recorded in the micro-market since 2018, a few basics matter more than the brochure:
If you are weighing Thane against other options, our Thane and Navi Mumbai comparison (linked under Related reading below) is a good next read.
A rising average tells you where the market went, not what your flat is worth, so price the home in front of you, not the headline.
You are buying into a market with rising averages and plenty of supply. That is a good combination for a careful buyer. Shortlist three or four projects, compare them on carpet area, possession date and total cost, and negotiate. Do not let a projected 2030 price push you into a flat that stretches your EMI.
The averages are on your side, but so is the competition. With thousands of new units under construction nearby, your resale flat is competing with fresh inventory and attractive payment plans. Price it on real recent deals in your own building and the buildings next door, present it well, and highlight what a new launch cannot offer: a ready home with an occupancy certificate and no waiting. You can list your property with us when you are ready.
My reading is that a younger, end-user heavy buyer base is a good sign for demand for well-kept homes. The work is in the follow-through from abroad: possession, snag fixes, finding the right tenant and keeping rent and TDS records clean.
One of our published cases shows how this can work. An NRI couple bought a new 2BHK in Thane West directly from the developer and could not be in India to take possession. We took possession for them under a power of attorney in June, got the flat ready and had it rented by the end of September. You can read more stories like this on our Owners Wall.
A large pipeline of new homes usually means more choice for tenants as projects complete. Visit a few options, ask about society rules early, and make sure the agreement is registered and the police intimation is done.
At TND Listings we work with owners, buyers and tenants across Mumbai, Navi Mumbai and Thane, and we have managed 650+ homes since 2020. According to CRE Matrix's Majiwade Market Research Report (October 2026), as reported by the Free Press Journal, the weighted average residential price is Rs 19,861 per sq ft in 2026, up from Rs 14,904 per sq ft in 2021. Individual projects can sit well above or below that average.
The same report says buyers aged 25 to 45 made up 62% of residential registrations in Majiwade in 2026: 34% were aged 35 to 45 and 28% were aged 25 to 35.
Unsold homes fell from 5,641 units in Q3 2024 to 4,644 units in Q2 2026, and the inventory overhang came down from 17 quarters to 13 quarters. That is still more than three years of stock at the current pace, so buyers have choice.
CRE Matrix's base-case projection is Rs 24,600 to Rs 25,550 per sq ft by 2030, and the firm says this depends on market conditions and infrastructure progress. Treat it as a projection, not a promise.
That depends on your budget, timeline and whether you can manage the flat from abroad. Check the project on MahaRERA, compare real resale and rental listings in the same building, and plan for possession, tenant and TDS paperwork before you commit.
