Liases Foras data shows resale makes up roughly half of residential registrations in Mumbai. What that means for pricing, due diligence and selling.

Mumbai's home market isn't just new launches. According to Liases Foras analysis of registration data, reported on 19 October 2026, resale homes now account for roughly half of residential registrations in Mumbai City and Mumbai Suburban.
| Market | Resale share of residential registrations |
|---|---|
| Mumbai City | About 49% to 52% |
| Mumbai Suburban | Roughly half |
| Eight Maharashtra markets combined | About 35% |
| Pune | About 14% to 15% |
Across the eight markets tracked, Liases Foras counted 3,56,922 registrations in January to September 2026, of which 1,24,379 were resale. The analysis covers 2024, 2025 and the first nine months of 2026, using Inspector General of Registration data.
Liases Foras founder Pankaj Kapoor described Mumbai as a mature market where buyers are looking for upgraded homes, and linked part of the resale share to redevelopment.
In a market where half the deals are resale, the paperwork you check matters as much as the price you negotiate.
A resale flat comes with history, good and bad. Check it before you pay a token:
About half in Mumbai City and Mumbai Suburban, per Liases Foras analysis of IGR data reported in October 2026.
Not necessarily. It depends on the building, its age and the area. Compare against recent registered deals in the same building or lane.
