Knight Frank says Mumbai sold 72,804 homes in Jan-Sep 2026, the most since 2018, at Rs 37,064 per sq ft. Who is buying, what is slowing and why it matters.

Every few months a headline tells us the Mumbai market is booming, and another tells us it's cooling. Both are usually true, just for different buyers. Knight Frank India's numbers for January to September 2026 show that split very clearly.
According to Knight Frank data reported by IANS via NewKerala and Construction World:
| Ticket size | Units sold | Change |
|---|---|---|
| Below Rs 50 lakh | 26,136 | -6% |
| Rs 50 lakh to Rs 1 crore | 17,601 | -1% |
| Rs 1 crore to Rs 2 crore | 16,296 | +9% |
| Rs 2 crore to Rs 5 crore | 9,861 | +11% |
| Rs 5 crore to Rs 10 crore | not reported | +16% |
| Rs 10 crore to Rs 20 crore | not reported | +40% |
Mumbai also accounted for 41 of the 53 homes priced above Rs 50 crore sold across the eight markets. Knight Frank's Gulam Zia put it simply: the market's resilience is increasingly driven by demand for higher-value homes.
My reading: for the Rs 1 crore to Rs 5 crore buyer, the market is steady, not frothy. Stock is coming down slowly, prices are rising at about 5% a year, and there is no shortage of choice. For first-time buyers below Rs 50 lakh, the drop in sales is a warning sign about affordability, not a bargain signal. The October repo hike adds to that pressure.
Averages hide the story. In 2026, the big homes are selling and the small ones are struggling.
With unsold stock of over 1.5 lakh units, you have room to negotiate on under-construction projects, especially on payment plans. Check your loan budget with our EMI calculator after the October rate hike.
Demand is strongest above Rs 1 crore. If your flat sits in that band, price it on recent registrations, not on hope. Our valuation service helps.
Higher-value buyers often rent while they look. That keeps demand for good 2 and 3 BHK rentals healthy in areas like Powai and Andheri West.

72,804 homes, up 1% year on year and the highest for the period since 2018, according to Knight Frank India.
Knight Frank puts the weighted average at Rs 37,064 per sq ft in Q3 2026, up 5% year on year.
Yes. Sales below Rs 50 lakh fell 6%, while sales between Rs 2 crore and Rs 5 crore rose 11%.
