Mumbai Metro Line 9 and Line 2B opened in April 2026. What they mean for rents and prices in Mira-Bhayandar, Dahisar, Mankhurd, Deonar and Chembur.

In Mumbai, the single question that decides whether a tenant takes a flat is almost always the same: how long is the commute? Every new metro line changes that answer for thousands of homes.
Two lines that opened this year deserve more attention than they've had.
On 8 April 2026, commercial services began on the first phases of Metro Line 9 and Metro Line 2B, according to a PTI report in ThePrint.
My honest view: rents move first, prices follow more slowly. When a commute shrinks, tenants who work in Andheri, BKC or the western suburbs start looking at areas they'd have ignored before. That shows up as faster lettings and firmer rents in buildings within a comfortable walk of a station. Prices tend to catch up over years, not months, and the best gains go to well-built, well-run societies rather than every flat on the map.
A metro station near your building won't double its price overnight. It will quietly make your flat easier to rent, every single month.
Put the commute in your listing: "8 minutes' walk to Miragaon metro" is worth more than any adjective. Review your rent at renewal against what similar flats near the station are actually letting for, not what they're advertised at.
Walk the route from the flat to the station yourself, at rush hour if you can. A station two kilometres away is not "near the metro". And check the society, water supply and parking as carefully as the location.
Areas that were too far a year ago may now work for you, often with more space for the same rent. Our tenant's guide covers deposits and agreements.

Commercial services on Line 9 Phase 1, from Dahisar East to Kashigaon, began on 8 April 2026.
Diamond Garden, Chhatrapati Shivaji Maharaj Chowk, Deonar, Mankhurd and Mandale.
Better connectivity usually helps rental demand first, especially for flats within walking distance of a station. Price growth tends to follow more slowly.
