MMR home sales rose 5% to about 31,750 in Q3 2026, but launches jumped 27%. What more supply means for Mumbai buyers, sellers and landlords.

Every quarter, the property consultancies publish their numbers and the headlines usually focus on one figure: sales. This time, I think the more interesting number is the one next to it.
About 31,750 homes were sold across the Mumbai Metropolitan Region between July and September 2026, according to ANAROCK data reported by Mumbai Live. That's up 5% from about 30,260 a year earlier and up 11% from the previous quarter.
MMR remained India's biggest housing market. Together with Bengaluru, it accounted for nearly half of all sales across the top seven cities.
Developers in MMR launched about 37,500 new homes in the same quarter, up 27% from about 29,565. More than 30% of those were priced above ₹1.5 crore. In other words, new supply is running ahead of sales.
Across the top seven cities, the picture is similar: sales up 3% to about 1,00,220 homes, launches up 18% to about 1,14,320, and unsold stock up 12% to about 6.31 lakh homes. Average prices across those cities rose 7% to about ₹9,714 per sq ft.
My reading: demand is healthy, but buyers now have more choice than they've had in a while. When supply grows faster than sales, the balance tilts a little towards the buyer, especially in projects that aren't in the most sought-after locations.
When launches outpace sales, the buyer gets a little more say. That's worth knowing whichever side of the table you're on.
Take your time and compare. With more launches, you can negotiate on payment plans, floor rises and extras, and you can compare new projects against ready resale flats that you can see and rent immediately. Check every project on MahaRERA, and remember the RBI raised rates in October, which we explain in what the rate hike means for your EMI.
You're competing with brand-new launches, often with attractive offers. Your advantages are a ready home, an occupation certificate, an established society and no GST. Lead with those, and price on what your building has actually registered, not on new-launch rates. Our valuation tool helps.
More new homes completing over the next few years means more choice for tenants too. The flats that rent fastest are well kept, fairly priced and well managed. In Powai, we booked the next tenant three weeks before the current one moved out, aiming for no empty days at all.

About 31,750 homes, up 5% year on year, according to ANAROCK.
About 37,500, up 27% year on year, with more than 30% priced above ₹1.5 crore.
Not entirely, but with launches growing faster than sales, buyers have more choice and more room to negotiate than before, especially outside the most popular locations.
