MahaCRITI Is Now MahaRERA's Only Portal: What Buyers, Owners and Agents Should Do

MahaRERA closed its old portal on 10 May 2026. Every project filing now runs on MahaCRITI. Here is what changes when you check a project or an agent.

High-rise residential apartment towers in Mumbai

If you've tried to look up a Mumbai project on MahaRERA recently and found the old pages behaving differently, there's a reason. MahaRERA has moved everything to its newer system, MahaCRITI, and the old portal no longer accepts filings.

This matters to anyone buying an under-construction flat, checking a developer's track record, or confirming that the agent showing them a property is registered.

What changed, in short

  • Order No. 65A/2026, issued on 8 May 2026, decommissioned the legacy MahaRERA 1.0 portal.
  • The old system stopped accepting submissions at 11:59 PM on 10 May 2026.
  • From 11 May 2026, all filings go only through MahaCRITI (MahaRERA Web Portal 2.0).
  • Applications left pending on the old portal were administratively closed. That is not a rejection, and promoters can refile on MahaCRITI.

What is MahaCRITI?

MahaCRITI is MahaRERA's integrated platform. It went live in stages:

DateWhat moved to MahaCRITI
31 August 2024Agent registration, complaints and conciliation modules
5 May 2025Project registration, corrections, extensions and quarterly reporting for new applications
11 May 2026Everything. The old portal no longer processes filings

What this means if you're buying

The checks you should do before booking haven't changed. Where you do them has.

  1. Look up the project on MahaCRITI using its registration number. Confirm the promoter name, the proposed completion date and any extensions.
  2. Read the latest quarterly progress filings. They show construction status and how much has been sold.
  3. Check the completion date on the portal, not the brochure. Completion dates can move. A recent MahaRERA order gave many projects a four-month extension (see our post on that below).
  4. Check for complaints against the project or promoter.

Our step-by-step guide on checking a MahaRERA project before booking still applies. Just run those checks on MahaCRITI.

What this means for agents

Agent registration and renewal sit on MahaCRITI. If you're dealing with an agent, ask for their MahaRERA registration number and confirm it is current before you share documents or pay a token amount. Our guide on checking that your agent is MahaRERA registered walks through it. TND Listings is a MahaRERA-registered agent (Reg. No. A51800024511).

What this means for NRI owners and investors

  • If you bought into an under-construction project from abroad, bookmark the project's MahaCRITI page and check it each quarter.
  • If you've filed or plan to file a complaint, use MahaCRITI's complaint module.
  • Keep the email ID registered with your developer up to date. MahaRERA noted that many notices to promoters came back undelivered because contact details were out of date.

Frequently asked questions

Is the old MahaRERA portal still usable?

It stopped accepting submissions on 10 May 2026. All filings now go through MahaCRITI.

Were pending developer applications rejected?

No. Applications pending on the old portal were administratively closed, which is not a decision on their merits. Promoters can file afresh on MahaCRITI.

Do buyers need to register on MahaCRITI?

You can search projects and agents publicly. Filing a complaint needs an account.
