How to check a Mumbai real estate agent's MahaRERA registration and certificate of competency before you pay brokerage, and why it protects you.

Every week, someone in Mumbai pays brokerage to a person they met through a WhatsApp forward. Most of the time it works out. When it doesn't, the first question is always the same: was this agent even registered?
It takes two minutes to check, so here's how.
Yes. Under RERA, an agent who facilitates the sale of a flat in a registered project must be registered with MahaRERA. Our own registration number is on every page of our site: MahaRERA Agent Reg. No. A51800024511.
From 1 January 2024, MahaRERA made a certificate of competency binding for all agents. Agents have to complete training and pass an exam, then upload the certificate. In May 2024 MahaRERA suspended the registrations of about 20,000 agents who hadn't done so (The Realty Today).
So the two things to check are simple: is the registration active, and has the agent qualified.
It takes two minutes to check an agent on MahaRERA. It can take months to undo a deal done with the wrong one.
RERA registration is tied to sales in registered projects, but a registered, certified agent is a good sign for any transaction, including rentals.

Ask why before you pay anything. If you've already paid and something has gone wrong, you can approach MahaRERA.
