Worli has become Mumbai's premium address, with sea-facing towers from Lodha, Piramal and others and tenants drawn from senior corporate and expatriate roles. Prices are high and gross rental yields are thinner, so buyers here are usually backing long-term capital value. Projects like Piramal Mahalaxmi at Jacob Circle offer racecourse and sea views with ready-to-move inventory.
Bandra West carries a premium for lifestyle and proximity to BKC. Andheri, East and West, is the most consistently liquid rental market we manage, thanks to the airport, offices and the metro. Further north, Goregaon, Malad and Kandivali give larger homes per rupee, and townships such as Thakur Village in Kandivali East are popular with families. Borivali, beside the national park, suits end-users who want space and greenery.
Mumbai isn't one property market. It's a dozen of them sharing a coastline, and the right one depends on your tenant, not the headline price.
Powai's Hiranandani Gardens and lakeside towers attract IT and corporate tenants with steady, high-quality demand. Chembur has quietly become one of the city's busiest redevelopment markets, helped by the Eastern Freeway and monorail, and offers value relative to the western suburbs.

Kharghar, Vashi, Airoli and Panvel offer the lowest entry prices in the region, and the new airport is reshaping demand along its corridor. Rents are lower in absolute terms, but so is the capital required.
Gross yield is annual rent divided by the purchase price. A ₹2.5 crore Powai flat let at ₹70,000 a month earns ₹8.4 lakh a year, a gross yield of about 3.4%. Mumbai yields typically sit in the 2 to 4% range, usually lower in luxury pockets and higher in mid-market suburbs. After vacancy, maintenance and tax, the net figure is lower again, which is why avoiding vacancy matters so much.

Mid-market suburbs with strong employment nearby, such as Andheri, Powai and Goregaon, tend to combine steady tenant demand with better yields than luxury pockets.
Gross residential yields in Mumbai typically sit between 2% and 4%, lower in luxury areas like Worli and higher in mid-market suburbs.
It depends on the goal. Worli and Bandra suit long-term capital value; Powai and Andheri suit rental income; Navi Mumbai suits smaller budgets.
It offers the lowest entry prices in the region and benefits from new airport-led infrastructure, though rents are lower in absolute terms than in Mumbai's suburbs.
