Reverse Mortgage for Senior Citizens: Getting Income From Your Mumbai Flat Without Selling It

Owners over 60 can borrow against their home and receive payments while continuing to live there, for up to 20 years. How it works, who qualifies and what heirs should know.

Some of the owners we know are retired, live in a flat worth crores, and have modest monthly income. Selling is not an option they want. A reverse mortgage is one tool built for exactly this.

How it works

  • You borrow against your home, and the lender pays you, usually in periodic instalments.
  • You keep living in the home. No repayment is required while you live there.
  • After death, the loan is settled, usually by selling the property. A surviving spouse can continue living in the home.
A reverse mortgage turns a flat into monthly income. The trade-off is that your heirs inherit the loan with it.

Who qualifies

Under the National Housing Bank's framework:

  • An Indian senior citizen over 60 who owns a house.
  • A married couple can borrow jointly if one is over 60 and the other is at least 55.
  • The loan period can run up to 20 years.

What to weigh

  • Heirs: they can repay the loan and keep the flat, or let it be sold. Talk to them early.
  • Society: check what your society needs to record the mortgage.
  • Alternatives: renting out a second flat, or moving to a smaller one and investing the difference, may give more income. Run the numbers.

Tax

NHB describes reverse mortgage payments as tax-free income. Confirm the treatment for your situation with your CA under the current Act.

If you have a second home that sits empty, see managing a vacant flat.
