Property Management in Mumbai: A Guide for Every Owner, Not Just NRIs

Busy professionals, families with a second flat, senior citizens and investors with several homes all face the same work. What a property manager does, and when it's worth it.

Most of what we write is for owners living abroad. But plenty of owners who live right here in Mumbai face the same problem. They just don't have the time, or the patience, to manage a rented flat on top of a job, a family and a commute.

Who uses a property manager in Mumbai

  • Working professionals who own a second flat, often bought as an investment, and can't take half-days for every viewing or repair.
  • Families who've moved to a bigger home and rented out the old one.
  • Senior citizens who own a flat they rent out for income and would rather not deal with tenants, brokers and society offices.
  • Investors with several flats across different buildings and societies.
  • Owners who've inherited a flat and need it tenanted, repaired or sold.

What the work actually involves

StageWhat has to happen
Before rentingPricing, photos, listing, viewings, negotiation
Tenant selectionID, employment and reference checks; police verification
AgreementRegistered leave and licence agreement; society documents; move-in inspection
During the tenancyRent tracking, repairs, society and BMC bills, renewal
Move-outInspection, deposit settlement, getting the flat ready again

None of it is hard. It's the volume and the timing that wears owners down: the leak on a Monday morning, the society's NOC request on a holiday, the renewal nobody remembered.

Living in Mumbai doesn't give you free time. Being 20 minutes from your flat doesn't mean you want to chase a plumber on a Tuesday.

What we do, and what we don't

  • We find and screen tenants, complete police verification and register the leave and licence agreement.
  • We don't collect your rent. Tenants pay you directly. We track every payment in the TND app, verify it and follow up when rent is late.
  • We handle repairs through verified vendors at actual cost, paid from the TND Wallet.
  • We keep the paperwork straight: society bills, BMC property tax dates, renewals and inspection photos, all in one place.

Choosing the right level of help

Not every owner needs the same thing. Some only want a good tenant and a registered agreement. Others want every repair, renewal and society bill handled. We offer a few plans for different needs, and fees depend on the plan and the flat. See our plans page, or book a call and we'll suggest what fits.

When it's worth it, and when it isn't

  • Worth it if your time is expensive, you own more than one flat, or a single bad tenancy would hurt.
  • Maybe not if you live in the same building, have a long-standing tenant and enjoy handling it yourself. In that case, help just with finding the next tenant may be all you need.

Frequently asked questions
