Interest paid while your flat is under construction is claimed in five equal parts from the year construction completes. Miss the five-year completion window and the cap drops to Rs 30,000.

Buyers of under-construction flats in Mumbai often pay EMIs or pre-EMI interest for years before getting the keys. Many assume that interest is simply lost for tax. It is not.
Interest you pay during construction is not lost. It waits until the year your flat is complete.
For a self-occupied home, the Rs 2 lakh cap applies only if construction or purchase is completed within five years from the end of the financial year in which you took the loan. If not, the deduction drops to Rs 30,000 a year. With delayed projects in Mumbai, this matters.
Say you paid Rs 3 lakh of interest during construction, and possession came in the sixth year of the loan. Each of the next five years you can claim Rs 60,000 of pre-construction interest, plus the interest for that year, subject to the applicable cap.
Principal repayment is a separate deduction and is not covered by this rule.
Delayed possession? You may also be owed interest by the builder. See delay interest under RERA section 18. Also read home loan tax benefits under the new Act.
It is totalled and claimed in five equal instalments starting from the year construction is completed.
For a self-occupied home, if construction is not completed within five years from the end of the year the loan was taken, the interest deduction is limited to Rs 30,000 a year.
