A power of attorney signed outside India must be stamped (adjudicated) in Maharashtra within three months of reaching India. Apostille, adjudication and registration, step by step.

Most NRI owners we work with sign a power of attorney (PoA) at some point, for a sale, a registration or a society matter. Signing is the easy part. Making it usable in Mumbai has a deadline many people miss.
A PoA executed outside India has to be stamped within three months of being received in India (section 18 of the Indian Stamp Act, with Maharashtra's stamp law applying locally). In practice this is done by adjudication before the Collector of Stamps.
The clock starts when the document arrives in India, not when you signed it. Courier it early.
You may not need a PoA at all for renting. See possession by letter of authority and our NRI property management page.

Yes. A PoA used to transfer immovable property should be registered, and it must be properly stamped and adjudicated first.
