A 5.9 km twin tunnel will link the Eastern Freeway at Orange Gate to Marine Drive, cutting a 30-35 minute drive to about 5. Timeline and what it may mean.

South Mumbai's traffic choke between the Eastern Freeway and Marine Drive is the target of one of MMRDA's tunnel projects. The Orange Gate-Marine Drive tunnel is designed to carry traffic underground across the old city.
| Detail | Reported figure |
|---|---|
| Length | 5.9 km, twin tube |
| Cost | About Rs 7,756 crore (reported as Rs 77.56 billion) |
| Boring | Two slurry-shield TBMs; first launched December 2025 |
| Progress (July 2026 report) | About 450 m tunnelled |
| Expected | Southbound tube to Marine Drive by December 2027; full project by December 2028 |
| Travel time | From 30-35 minutes to about 4-5 minutes |
For South Mumbai, time saved on the commute can matter more than new supply, because so little new supply exists.
South Mumbai has very little new supply, and much of the market is resale and redevelopment. Better access tends to support demand rather than create a sudden jump in prices. Be wary of anyone pricing a flat on the tunnel today.
Corporate tenants in South Mumbai value commute times. When the tunnel opens, it may widen the pool of tenants willing to live in South Mumbai and work in the eastern suburbs, and the reverse. Until then, price rent on today's conditions.
Reports in July 2026 targeted December 2027 for the southbound tube and December 2028 for the full project.
About 5.9 km.
