The state's housing policy targets 35 lakh homes by 2030 and adds rental housing for working women, students and industrial workers. What owners and tenants should know.

In May 2025, Maharashtra's cabinet approved a new state housing policy, branded 'Majhe Ghar, Majha Adhikar' (My Home, My Right). More than a year on, parts of it are showing up in redevelopment rules and society reforms. Here's what it says, in plain terms.
| Group | What the policy proposes |
|---|---|
| Working women | Rental housing |
| Students | Rental housing |
| Industrial workers | Rental homes for 10 years, after which ownership transfers to them |
This matters because Mumbai's rental market is almost entirely private flats rented by individual owners. Purpose-built rental housing would add a different kind of supply over time.
A policy is a direction, not a scheme you can apply for. Look for the government resolution that implements each part.
A policy sets direction. Each part comes into force through separate government resolutions and rules. Check those before relying on any benefit.
