Fire Safety Form B: What Mumbai Housing Societies Must File, and What Residents Should Check

Under Maharashtra's fire safety law, buildings must have fire systems certified by a licensed agency twice a year. What Form B is, when it's due and what owners should ask their society.

High-rise residential apartment towers in Mumbai

High-rise fires in Mumbai make headlines every year. Many buildings have fire systems installed, but they only help if they work. That's what Form B is for.

The short answer

  • The Maharashtra Fire Prevention and Life Safety Measures Act, 2006 requires owners or occupiers of buildings to keep fire prevention and life safety measures in good repair.
  • A licensed fire safety agency inspects the systems and issues a certificate in Form B.
  • Form B is submitted to the fire service twice a year, in January and July.
  • In a housing society, the managing committee usually arranges this on behalf of members.
A fire extinguisher with an expired tag is a decoration. Form B is how you know the system works.

What residents and owners can check

  1. Ask the committee for the latest Form B certificate and the agency's name.
  2. Look at extinguisher tags and refill dates on your floor.
  3. Check that fire exits and staircases are clear, not used for storage.
  4. Check that fire doors close properly and aren't wedged open.
  5. Find out whether the sprinkler and hydrant systems were tested recently.

Inside your own flat

  • Don't block the main door or windows with fixed grills without an opening.
  • Get old wiring checked, especially in older buildings.
  • Keep a small extinguisher in the kitchen.

For NRI owners and landlords

Include the society's fire compliance in your annual check. For flats we manage, we ask societies for current certificates and flag gaps to owners.
