BMC flagged 174 C1 buildings in Mumbai ahead of the 2026 monsoon. What the categories mean, how to check a building, and what owners and tenants should do.

Every year before the monsoon, BMC publishes a list of buildings it considers dangerous. For 2026, reports in May said BMC listed 174 buildings in the most serious category, C1, of which 72 had already been vacated. Across the wider Mumbai Metropolitan Region, MHADA and nine municipal corporations identified 18,072 unsafe buildings, including 827 described as extremely dangerous.
| Category | What it generally means |
|---|---|
| C1 | Dangerous. To be vacated and demolished. |
| C2-A | Major structural repairs needed, with the building vacated. |
| C2-B | Major structural repairs needed, without vacating. |
| C3 | Minor repairs needed. |
A C1 notice is about safety first. Paperwork and rent come second.
Check the building's category, its last structural audit and any BMC notices before you pay a token. A low price can reflect structural risk.
Reports in May 2026 said 174, with 72 already vacated.
