Maharashtra's 1% stamp duty concession for women: who qualifies, why joint purchase with a man doesn't, and the 15-year lock-in that was removed in 2023.

With the festive buying season on, the most common money-saving idea families bring up is: "Let's register it in her name, we'll save 1%." It's a good idea, but only if you get the details right. On a ₹2 crore flat, that 1% is ₹2 lakh, so it's worth understanding properly.
Since March 2021, Maharashtra has given women homebuyers a 1% concession on stamp duty for residential property. In Mumbai, where stamp duty is 6% (including the 1% metro cess), a qualifying woman buyer pays 5%. It was announced on International Women's Day 2021 (Housing.com).
"Put it in her name and save 1%" works only if it really is in her name alone, or with another woman.
No. When the concession began, a woman who used it couldn't sell the flat to a man for 15 years without paying back the 1% with a penalty. That restriction was removed in May 2023, so a woman who used the concession can now sell to anyone (Piramal Realty).
For the rest of the costs, see our festive season buying checklist and our guide to buying property in Mumbai as an NRI.
No. The concession applies to a woman buying alone or jointly with other women.
5% including the 1% metro cess, against 6% for men, on the higher of agreement value or ready reckoner value.
Yes. The 15-year restriction was removed in May 2023.
