Vadhavan Port and Palghar Property: What Buyers Should Check Before Investing

The Rs 76,220 crore Vadhavan port is driving interest in Palghar and Dahanu land. What's confirmed, what's hype, and the checks every buyer should do.

A highway along the sea with residential towers in the Mumbai region

Every big infrastructure project near Mumbai brings a wave of plot sellers. Vadhavan port in Palghar district is the latest. Some NRI clients have asked us whether they should buy land there. Here's what we tell them.

What's confirmed

  • Vadhavan is being developed by the Jawaharlal Nehru Port Authority (JNPA) and the Maharashtra Maritime Board at a cost of about Rs 76,220 crore.
  • In early 2026, land compensation for connectivity projects was set above Rs 2 crore per hectare for agricultural land in some areas, including twice the market value plus 100% solatium and 12% interest from 29 August 2024.
  • A central notification under the National Highways Act covers 24 villages across Palghar and Dahanu talukas for connectivity.
  • A 32 km highway to the port, reported at about Rs 2,360 crore, would affect over 72,000 trees and 611 homes, per reports.

What's not confirmed

The reports we reviewed don't give a firm completion date. Claims that land prices will multiply by a set date are sales talk, not data.

Infrastructure brings land acquisition before it brings value. Make sure the plot you're buying isn't in the path.

Checks before you buy land in Palghar or Dahanu

  1. 7/12 extract and mutation entries. Confirm the seller's name, area and any encumbrances.
  2. Acquisition notifications. Check whether the survey number is in any highway, rail or port acquisition notification.
  3. Non-agricultural (NA) status. Agricultural land has purchase restrictions. NRIs generally can't buy agricultural land, plantation property or farmhouses under FEMA rules.
  4. Zoning. Check the regional plan for what can be built.
  5. Access. Confirm legal road access, not just a path.
  6. Coastal and eco rules. Parts of Dahanu fall under special environmental protections. Check before you assume you can build.

Our view

If you want exposure to growth in the region, a completed, RERA-registered flat in an established town is easier to verify, finance, rent out and sell than raw land. Land can work, but only with thorough title checks and a long horizon.
