Atal Setu and the new airport have put Ulwe and Dronagiri on many buyers' lists. What's already there, what's still coming and what to check before you commit.

A few years ago, Ulwe and Dronagiri were names most Mumbai buyers hadn't heard. Atal Setu, the sea bridge from Sewri to the Navi Mumbai side that opened in January 2024, and the Navi Mumbai International Airport changed that.

What's there now

Atal Setu links the area to South and central Mumbai by road.
The airport is nearby and is expected to drive jobs and demand over time.
Rail: the Nerul/Belapur–Uran line serves the area, with stations at Bamandongri and Kharkopar for Ulwe and further stations towards Uran.
Housing: many new towers, with a mix of completed and under-construction projects.

What's still developing

Social infrastructure: schools, hospitals and shopping are growing but thinner than in older nodes.
Some projects are still under construction, so check possession timelines.
Rental demand is building, but may be lower than in established areas until more jobs arrive.
