Maharashtra co-operative housing societies must hold their annual general meeting by 30 September. A Chembur case shows committee members can be disqualified for missing it.

Every Mumbai co-operative housing society has to hold its annual general meeting (AGM) on time. It's where audited accounts, the budget, repairs and the auditor's appointment are approved. For owners abroad, it's also the meeting most often missed.
In a Chembur case reported in May 2025, the Deputy Registrar of Co-operative Societies found a breach of section 75(1) of the Act after a society's 2023-24 AGM wasn't held, and disqualified the former chairman and secretary from holding any committee post for one year. The Deputy Registrar found the reasons for postponing unreasonable.
The AGM is where your maintenance, accounts and repairs are approved. If you're abroad, make sure someone is watching.
Tenants aren't members and can't vote, but decisions at the AGM, like parking or pet rules, affect them. Owners should share relevant decisions.
