Most Mumbai landlords don't insure their rented flats. What a home policy covers, what your society's policy probably doesn't, and how to split cover with your tenant.

Few Mumbai owners insure a rented flat, even when it's furnished and worth crores. A short-circuit, a fire next door or a burst pipe can cost far more than a year's premium.
| Cover | What it protects |
|---|---|
| Building or structure | The flat itself: walls, floors, fixed fittings |
| Contents | Furniture, appliances and fixtures you own |
| Perils | Fire, lightning, explosion, storm, flood, earthquake (if included), burglary (if included) |
In India, insurers offer a standard home policy, Bharat Griha Raksha, alongside their own products. Compare what each covers and excludes.
Insure what you own. The tenant should insure what they own.
Many societies insure the building, but the cover and sum insured vary, and it usually doesn't include your contents. Ask the committee for a copy so you know what's covered.
It's worth considering, especially for furnished flats. Premiums for home policies are usually small compared with the value covered.
It may cover the building, but usually not your contents. Ask for the policy to check.
