After a resale purchase, the electricity account should move to the new owner's name. Which company supplies your building, the documents usually needed and why it matters for renting.

After buying a resale flat, owners often leave the electricity account in the seller's name for months. It seems harmless, until a deposit refund, a dispute or a tenant's address proof needs it.

Who supplies your flat?

Mumbai has more than one electricity distributor. Depending on where your building is, it could be BEST (mainly island city), Adani Electricity (much of the suburbs), Tata Power, or MSEDCL (in many areas outside Mumbai city, including Thane and Navi Mumbai). Check the name on your current bill.

Documents usually needed

Proof of ownership, such as the registered sale agreement or Index II
Your photo ID and address proof
The latest paid bill, with no arrears
Society NOC or share certificate, if the distributor asks
An application on the distributor's website or at its office

Requirements differ by distributor and can change. Check its current list before applying.

Clear the arrears first. Name changes stall when the old account has dues.

Why it matters

Security deposit: the meter deposit is linked to the account holder.
Disputes: the account holder is the one the distributor deals with.
Renting: tenants and police intimation often use utility bills as address proof.
Resale later: buyers expect bills in the seller's name.
