BMC promised no water tax hike in its 2026-27 budget, then a 6-7% hike was reportedly considered in September. What owners, societies and tenants should know.

Most Mumbai flat owners never see a BMC water bill. It goes to the society, and you pay your share through maintenance. So when water charges change, it shows up quietly in your monthly bill.
Mumbai gets about 4,000 million litres a day from seven reservoirs. BMC data cited in March 2026 showed 31,683 illegal tap connections found from 2017 to 2025.
Water charges reach you through your society bill. Ask your committee for the BMC water bill when maintenance changes.
| You are | What to do |
|---|---|
| Flat owner | Watch your maintenance bill. If it rises, ask the committee which charges went up. |
| Society committee | Keep BMC water bills on record and share them with members when charges change. |
| Landlord | Your agreement should say whether water is part of maintenance (usually owner-paid) or billed separately to the tenant. |
| Tenant | Check whether the agreement makes you responsible for any water or tanker charges. |
Buildings without an Occupation Certificate have historically faced higher water charges in Mumbai. If that's your building, read about the BMC OC amnesty scheme.
