This digital onboarding serves as our Mutual Alignment Assessment — it lets us review your property profile, understand your management priorities, and confirm a perfect fit for our premium ecosystem before activation.

Onboarding is not open to everyone. We extend it to selected owners only.

Property Management Services Agreement

This Agreement is effective as of the date of electronic submission, between TND Listings Pvt. Ltd. (brand "The New Door"), Dilkalp Victor, 5th Floor, Off Veera Desai Road, Andheri West, Mumbai 400053 (the "Company"), and the property owner completing this form (the "Owner").

1. Property & Subscription

The Owner registers their property and chooses a tier: Basic, Essentials, or White Glove.

2. Scope of Services

Marketing, listing, and identifying suitable tenants.
Execution and digital tracking of Leave & License agreements.
Tenant transition, onboarding, move-in and move-out inspections.
Routine maintenance via the Company's vendor network.
Automated status updates and insights via the TND platform.

3. Fees & Billing

Recurring fee per the selected plan, billed at checkout.
Tenant placement brokerage included in Essentials and White Glove.
No extra service-percentage fees beyond plan price and brokerage.
Owner remains liable for actual minor repair and maintenance costs.

4. Validity, Term & Exit

Valid for the active tenancy period of the managed tenant.
Owner may exit at any time.
To cancel, email support@tndlistings.com; terminates on acknowledged receipt.

5. Rights & Representations

The Owner represents they are the legal owner or authorised power-of-attorney holder for the unit. The Company acts as an independent contractor.

6. Digital Signature & Acceptance

By signing and submitting, the Owner executes this Agreement electronically, replacing physical signatures and activating the chosen plan.

Tenancy Responsibility Policy

Read the Policy — Maintenance, Repairs & Unit Rules

1. Purpose

Defines Licensor and Licensee responsibilities for maintenance, repairs, and upkeep. Legally binding upon execution.

2. General Unit Rules

Max 15 drill holes for the whole tenancy; prior written approval required; restore on vacating.
No drilling on load-bearing walls, bathroom tiles, or near electrical/plumbing lines.
No stickers, tape, wallpaper, or films. Residue-free removable hooks allowed.

3. Licensor's Responsibilities

Structural repairs (walls, ceilings, floors, roof, foundations).
Major installations: water heaters, HVAC, electrical mains, plumbing.
Damp / waterproofing caused by the building structure.

4. Licensee's Responsibilities

Minor repairs: bulbs, fuses, taps, hinges, handles, runners.
Glass broken by Licensee or guests; small nail holes.
Cleanliness, hygiene, mould prevention via ventilation.
Upkeep/repair of provided appliances (ACs, geysers, washers, fridges).
Report structural/electrical faults in writing within 48 hours.

5. Security Deposit & Move-Out Hold

No adjustment of last month's rent against the deposit.
₹20,000 withheld for 45 days from vacating for dues/damages, then returned.
Final settlement needs last two rent transfer screenshots, final utility bill, origin bank details.

6. Breach

Costs from negligence are deducted from the deposit; excess is owed by the Licensee. Serious breaches may end the tenancy early.
